Whether you are new to commercial real estate or an experienced investor, you will find that our process is designed to provide total transparency and communication so that you feel confident that you are achieving the best value for your property. You’ll find that our process isn’t that unique. The difference is just that we work harder than the average brokers to ensure that our clients are successful.
01 — market analysis
We start by identifying the unmet needs in the market as a result of retail trends, demographic changes, development and redevelopment activity nearby, and shifts in local employment.
02 — Property-Specific Analysis
Next, we evaluate the competitive advantages of the property which could include any number of attributes including: location, visibility, co-tenancy, ease of access, zoning, and traffic patterns.
03 — Initial Marketing
We create awareness for the property by advertising to our proprietary network of over 600 brokers and developers and promoting the listing on all industry databases.
04 — Direct Marketing
Anyone could hang a sign or send out an email blast, but the real secret to our success is our direct marketing efforts. Through our network of industry relationships, we directly contact corporate real estate directors, brokers, and developers that we expect to have interest in the property. We also canvass the area and reach out to area merchants and adjacent property owners to advertise the listing.
05 — Sale / Lease Negotiation
Finally, we work closely with our clients to offer guidance while negotiating letters of intent to ensure that all aspects of the transaction are well understood and that value is maximized.
